Owner Update and Lot Vote 

At a recent meeting, the Litchfield by the Sea (LBTS) Board of Directors shared important updates with the Board Presidents of its sub-associations.   The informational packet can be found Here

 

The LBTS Board invites you to review the information closely and watch for invitations to upcoming Town Hall meetings where owners will have an opportunity to ask questions and share feedback on one of the specific initiatives described below. 

 

Here is a brief summary of the key points from the information packet:

·         Overview about Litchfield by the Sea, including what the master association does, how it is governed, and recent financial information (see pages 1 – 6);

·         Current challenges and planning efforts underway (see pages 6, and pages 8 – 10);

·         While undergoing a thorough review of their governing documents, the LBTS Board learned that it can increase its dues more than 6% in a year if needed (see page 7);

·         LBTS has engaged a search firm to find and hire a Chief Operating Officer who will lead the effort to move the Association to a self-managed organization, which is typical of how peer communities (like Wild Dunes or Debordieu) operate (see page 11); and

·       LBTS will be conducting a referendum vote regarding the purchase of two pieces of property at the front of the Oceanside campus (see page 12).   There will be ample opportunity to learn more about this suggested purchase prior to the vote, in the form of multiple Town Halls and information that will be shared widely with the community. Please stay tuned for more details on those Town Halls – we want to answer every question our homeowners have!
